
Gilbert has no shortage of veterans and active military families, given how close it sits to the East Valley's military community. And yet, I still talk to eligible buyers all the time who either don't know they qualify for a VA loan or assume it's more complicated than it's worth. Neither is true. Let's fix that.
A VA loan is a mortgage backed by the Department of Veterans Affairs, earned through military service. It's not a handout, it's a benefit you've already paid for in a much more meaningful currency than money. The VA backing gives lenders confidence to offer terms that are honestly hard to beat anywhere else in the mortgage world.
Some buyers assume a loan requiring little to no money down must come with a catch, worse rates, stricter rules, something. It doesn't work that way here. VA loans regularly come with competitive rates and don't require monthly mortgage insurance, which is a real, ongoing savings compared to a lot of other loan types. People also assume you can only use your VA benefit once, which isn't true either. Depending on your situation, you can use it again for a future purchase, so this isn't a one-and-done perk you have to save for the "right" house.
No down payment required in most cases. No monthly mortgage insurance eating into your payment every month. Flexible qualifying guidelines that look at the whole picture of your financial situation rather than boxing you into rigid requirements. And limits on certain closing costs the seller can be asked to cover, which can make your offer easier to put together.
Active duty service members, veterans, and in many cases surviving spouses may be eligible. The starting point is your Certificate of Eligibility, which confirms your benefit and how much of it you have available. If you're not sure whether you qualify or how much benefit you have left, that's a five-minute conversation with a lender, not a mystery you need to solve on your own.
"Sellers won't accept a VA offer." Some sellers have outdated assumptions about VA appraisals being slower or pickier, but a well-prepared VA offer from a buyer working with an experienced lender competes just fine in this market.
"VA loans take forever to close." Not true in practice. The process looks similar to a conventional purchase timeline when you're working with a lender who actually knows how to handle VA files, which, unfortunately, not every lender does well.
"I already used my benefit, so I'm done." Depending on your situation and how much entitlement you have remaining, this often isn't the dead end people assume it is.
Gilbert's mix of family-friendly neighborhoods, strong schools, and proximity to the East Valley's military presence makes it a natural landing spot for service members and veterans settling into civilian life. Pairing that with a loan type that skips the down payment and monthly mortgage insurance is about as good a combination as this business offers.
