Why November Is a Smart Month for Your Mortgage in Queen Creek

Most people put real estate on hold until the new year, but November can be one of the smartest months to buy or refinance in Queen Creek. Buyers face less competition and more motivated sellers, and closing timing can push your first payment to January. It’s also a good month for a year-end mortgage checkup.

November in Queen Creek is hard to beat. The summer heat is finally gone, the evenings are cool, and the calendar fills up with Thanksgiving plans and holiday events around town.

It's also one of the most overlooked months for anything mortgage-related. Most people assume they should put real estate on hold until the new year. For many buyers and homeowners, though, November offers some real advantages. Here's why.

For Buyers: Less Competition, More Negotiating Room

Home shopping usually slows down as the holidays approach. Families with kids tend to avoid moving mid-school-year, and plenty of buyers simply take a break until January. That can work in your favor:

  • Fewer competing offers. With fewer buyers out looking, you're less likely to end up in a bidding war.
  • More motivated sellers. Sellers who still have their homes listed in November often have a reason to move soon. That can make them more open to negotiating on price, repairs, or help with your closing costs.
  • Perfect house-hunting weather. In the East Valley, touring homes in November is far more comfortable than in July. It's also a great time to see how a backyard, patio, or pool actually feels to live with.

The key is to come prepared. A solid pre-approval lets you move quickly and confidently when the right home appears, even during a slower season.

Closing in November: How the Timing Works

Your first payment usually isn't due until January. Mortgage interest is paid in arrears, meaning each payment covers the previous month. If you close in November, you'll prepay interest at closing for the rest of November. Your December interest is then included in your first payment, which is typically due January 1.

You aren't actually "skipping" a payment. But you do get some breathing room right when holiday expenses and moving costs pile up. Also note that closing later in the month means less prepaid interest at the closing table, though there's no single "best" day to close.

Closing before December 31 may matter for your taxes. If you itemize deductions, mortgage interest, property taxes, and in some cases discount points paid when you buy may be deductible for the year you close. Closing in November gives you a comfortable cushion ahead of the year-end rush. Everyone's tax situation is different, so check with your CPA or tax professional about what applies to you.

For Homeowners: A Year-End Mortgage Checkup

November is a great time for current homeowners to take a quick look at their mortgage before the year wraps up.

Check your property taxes. In Arizona, the first half of your property tax bill is due October 1 and becomes delinquent after November 1. If your taxes are paid through an escrow account, your lender handles this for you. If you pay them yourself, make sure that first installment is taken care of so you aren't charged interest.

Look at your PMI. If you put less than 20% down on a conventional loan, rising home values and a year of payments may have brought you closer to removing private mortgage insurance. Ending it could lower your monthly payment going into the new year.

Review your goals for 2027. Maybe you're planning a pool, a kitchen remodel, or paying off higher-interest debt. It may also be time to reconsider your rate. Either way, now is a good time to run the numbers on a refinance or a home equity option. A quick review costs nothing and tells you whether a change makes sense.

A note for veterans. With Veterans Day on November 11, it's a good reminder that VA loan benefits can be used more than once. They can also help with a purchase or a refinance. If you've served, it's worth knowing what your benefit can still do for you. Thank you for your service.

A Season to Be Grateful

November is also a month for gratitude, and I have a lot to be thankful for this year. That includes being named the Queen Creek Tribune's Best of 2026 Mortgage Lender. That recognition belongs to the clients, referral partners, and neighbors who have trusted Brick Mortgage with one of the biggest decisions of their lives. Thank you.
